Proper drainage is essential to protect foundations, as excess soil moisture generates pressure and movement that can lead to cracks, settlement, and structural damage.

- Surface Drain (catch basin): captures surface water through grated inlets connected to catch basins, collecting and channeling water away from the structure to prevent accumulation.
- French Drain: an underground system with perforated piping that collects groundwater and redirects it, reducing hydrostatic pressure on the foundation.

Pier & Bean Foundation Repear
Pier and beam foundations may experience differential settlement, deflection, and loss of level due to soil moisture variations and structural deterioration.
We stabilize systems with perimeter beams using concrete or steel piers, and address non-perimeter systems through interior support adjustments.
Rehabilitation includes precision re-shimming with metal shims, replacement of wood beams, floor joists, band joists, subflooring, and sill plates, as well as reinforcement with treated 4×6 lumber. We also install vents and mechanical ventilation systems in crawl spaces to optimize airflow, reduce moisture, and prevent rot and biological growth.

Tunnel
Tunneling for plumbing is an underground access method beneath slab-on-grade foundations through controlled excavation, allowing repairs to the sanitary system without affecting the slab or superstructure.
It is commonly used for replacing cast iron pipes or repairing leaks in drainage lines affected by corrosion, cracking, or section loss. The process includes replacement with high-performance materials such as PVC or PEX, followed by controlled backfilling and compaction to maintain soil-structure stability.
